Pennsylvania Home Inspector Training

Want to become a home inspector in Pennsylvania?
To be a home inspector in Pennsylvania, you basically need to be a member of a national association, such as ASHI. The city of Philadelphia licenses home inspectors in that city.  See their requirements below.

                                                                                Philadelphia Home Inspector License
This license is required to engage in the business of residential or home inspections. Professional Architects and Engineers licensed by the Commonwealth of Pennsylvania and government agency employees acting on behalf of that agency are not required to possess this license. This license must be renewed every three years
Eligibility Requirements
  • Business Income and Receipts Tax ID
  • Commercial Activity License
    • Proof of employment must be provided if an employee of the company.
  • Experience – Certification by a nationally recognized professional organization which qualifies or certifies inspectors and is recognized by the Department.
  • Photo ID – 2”x2” photo ID (passport quality)
  • Age -Must be at least 18 years of age
  • Insurance
    • Commercial General Liability (Including products and completed operations)
      • $100,000 per occurrence with $500,000 in the aggregate with deductibles of not more than $2,500.
    • Automobile Liability Insurance  $100,000
    • Workman’s Compensation  $100,000 each accident, $100,000 each employee, $500,000 policy limit
    • Professional Liability Insurance
      • $100,000 per occurrence with $500,000 in the aggregate with deductibles of not more than $2,500.
Note: All insurance must be submitted on a Certificate of Liability
