Home Inspector Tools 

Tools are an important part of doing an inspection.   Below is a list of some common tools you are likely to find necessary to have on an inspection:

 -binoculars
-a very good flashlight

-an electrical circuit tester (with GFCI test button)
-screwdrivers (both Philips and standard)
-a thermometer (one which reads between about 40 and 150 F) 

-a level (one that also allows you to check for plumb)
-a moisture meter

-a gas detector
-a very good ladder

We know that you can purchase most of these tools at your local hardware store for reasonable prices.  However, several of our students have told us how difficult it is to find a gas detector.  Therefore, we have arranged to sell a gas detector directly to you.

   The TIF 8800 Combustion Gas Detector is the instrument preferred by home inspectors for detecting gas leaks in the range of 50-1000 ppm in applicances and gas lines.  This device also detects hydrocarbons, halogenated hydrocarbons, alcohols, ethers, ketones and other chemicals.  The closer you get to the leak, the more the clicking of the instrument increases.  The TIF 8800 comes with a 15 inch probe, NICAD batteries, and carrying case.  The detector features adjustable sensitivity, automatic warm-up (1-minute) and low battery indicator.
