To receive a home inspector license in Alabama, a home inspector must:

  • File an application, along with the appropriate fee.

  • Obtain the appropriate insurance coverage.

  • Be qualified in one of the following ways:

    1. Membership in and adherence to the ethical standards of an approved inspection organization.  Usually ASHI and NAHI are approved. Check with the state at 334-242-4082 to see which other associations are approved.
    2. Approval or certification by an approved agency, such as the United States Veterans Administration and the United States Department of Housing and Urban Development. Usually to obtain this approval, you have to have been doing inspections for at least 3 years.
    3. A high school diploma or equivalent and work experience for at least one year as a home inspector, and completion of at least 100 home inspections for compensation. Since it is too late to grandfather in now, this option would probably only apply if you have been doing inspections in another state.
    4. Alabama licensure on or after January 1, 1998, as a general contractor, registered professional architect, registered professional engineer, or residential home builder.

  • Complete the ASHI Standards and Ethics Examination and the NHIE Examination.
