The Residential Inspector Forms CD contains the following files.  You choose the depth and amount of detail you wish to provide. The more items you inspect, the more thorough your inspection.      

  1. The 500 Point Home Inspection Form (12 pages): This form covers some of the approximately 500 defects which are most commonly found during a home inspection.  Click here to view three pages of the 500 Point Residential Home Inspection Form.

  2. The 750 Point Home Inspection Form (15 pages): This form has more detail than the 500 point form. It contains the items on the 500 Point Client Inspection Form, plus up to approximately 250 more, and is virtually as easy to use.

3. The 1000 Point Home Inspection Form (20 pages): This form has the most detail of all. It contains all the items on the 500 and 750 Point Client Inspection Forms, plus up to approximately 250 more.

Each form also contains a “General Items” page which satisfies ASHI, NAHI, and NACHI standards for home inspecting.

4. Inspection Contract: This is a detailed home inspection contract with 26 specific exclusions and more. Have your client read and sign a contract before the inspection to help them understand inspections better and to help reduce your liability.  You can have your attorney review the contract.  This will save you hundreds of dollars over having your lawyer draw up a contract from scratch.  

5. 1000 Point Inspector Checklist:   This lists hundreds of potential defects in a condensed, abbreviated format for the inspector.  As you inspect, circle the applicable items and then transfer the information to the client form.

6. Order Form: Use or modify this form in taking, calling, and tracking inspection orders. This form can be extremely helpful in gathering information about the home.  

 

7. Helpful Files--Common Problem Items by Age:  The home age ranges covered in these files are “pre-1940, 1940-1960, 1960-1970, and post 1970". If you know the age of the home beforehand, you can use these forms to remind you of potential problem areas.

8. Door Hanger: Use this door hanger sample language as a guide to help advertise your services when canvassing door to door.
